Also 5 minutes walk away are The Royal Botanic Gardens, a Victorian swimming pool and many pleasant walks around the area - Water of Leith, Inverleith Park, Dean Gardens and village, Gallery of Modern Art etc.

A 15 minute walk through the cobbled streets takes you into the heart of Princes Street. Free parking available a short distance away. Frequent buses just outside take you to Princes Street, Ocean Terminal and there is easy access to motorway network, city bypass, airport and Forth Road Bridge.

Accommodation comprises a large sitting room, lovely sunny bay window with a view of St Bernard's Crescent gardens, TV, DVD, CD player, 2 double sofa beds, original features with slate fireplace (Living Flame gas fire). The kitchen has a lovely dining area with dining table for 4 - extends to 8 - positioned by a sunny window overlooking private gardens. It is fully equipped with gas hob, electric oven, microwave, dishwasher, integrated fridge/freezer, washing machine, ironing facilities, coffee, tea and sugar waiting for you.

The double bedroom has a king-size bed and is at the back of the house so is very quiet, with a sunny window overlooking pretty gardens. A hair dryer is supplied and a cot and highchair are also available. The adjoining bathroom has bath with shower over, basin and WC. Candles and bath crystals are supplied. There is a large shared garden to the rear of the property, with two folding garden chairs (in hall cupboard) supplied.

Prices include bed linen, towels, central heating and electricity. Switch and credit cards accepted (Visa, Mastercard). Entry is after 4pm on day of arrival and check out is before 11am. A deposit of 25% secures bookings - full payment one week before arrival date.
