Barony Knoll is an imaginative conversion of the old Cottage Hospital, standing on its own grounds overlooking the town, the Abbey, Floors Castle, Springwood Park, the Junction Pool (where the rivers Tweed and Teviot meet), and the Rennie Bridge. Number 4 is a self-contained annexe to the proprietors’ main residence, and comprises a spacious lounge/dining room, a single bedroom, a kitchen, a bathroom with overhead shower and a study (with a double sofa bed) overlooking Junction Pool & Kelso, The property has been recently decorated to provide a comfortable and modern atmosphere. It is centrally heated throughout, well equipped and welcoming with a parking space at the front door.

It is a short walk down into Kelso Town centre where there are many restaurants, shops and bars to enjoy. Kelso is one of the few remaining market towns with its own town Square regularly featuring the local farmer’s markets and continental markets along with many local festivals including St James Fair and Civic Week. Kelso also boasts a racecourse (known as the friendliest in the land), a golf course and Springwood Park which hosts many activities such as the Ram Sales, championship dog show and many qualifying horse shows. The Tweed and Tevoit are on hand with renowned fishing opportunities. While walkers are also catered for with a vast and varied range of local walks.

4 Barony Knoll overlooks Kelso town and is on a main bus route into the town – although it is only a 8 minute walk into town. The property can accommodate 5 people and has a cot & highchair if required. It is ideally situated for a stroll into the town but with a more rural feel being in an elevated position with lovely views across the town, Floors castle, Junction Pool and Kelso Abbey.

Kelso is an attractive small town ideally situated for exploring the Scottish Borders. It enjoys many amenities, such as a pottery, several parks, cafes, pubs, restaurants, hotels and a wide variety of shops catering for most interests. There are sport clubs devoted to rugby, hockey, football, tennis, cricket and bowling. There is a gym, a swimming pool, two golf courses (one of which is the prestigious Roxburghe course), an ice-rink (both for skating and curling), a racecourse & a point-to-point course and several riding stables. The rivers provide excellent fishing and picturesque nature walks. The Southern Upland Way, St Cuthbert’s Way and the Cheviots are easily accessible, and there is a network of cycle routes all around. There are churches and places of worship for many denominations. There is a Sunday Market every week at the racecourse, and the Springwood Park Showground hosts national and international events throughout the year as diverse as Antique Sales, the Kelso Dog Show, Ponies of Britain, the Goldwing Motorcycle Rally, the Border Union Agricultural Show and the Ram Sales. Kelso’s Civic Week, which is one of the Border Common Riding festivals, is spectacular and steeped in tradition featuring the principal – the Kelso Laddie. There are stately homes, castles, museums, nature, water and woodland centres, woollen mills and varied places of interest all within easy reach.
