Our holiday home in Edinburgh is a bright centrally located one-bedroom apartment on the top (fourth) floor of an architecturally significant building with stunning views. Situated off the Royal Mile in the centre of Scotland's beautiful capital city, the apartment is within easy walking distance of the major tourist attractions, Festival venues, shops, night life and transport connections. The apartment sleeps two people and can comfortably sleep another two guests on request on a sofa bed in the living room. All linen and towels are included in the price and for lets of more than one week these are replaced. The apartment is an ideal base for a short city break in Edinburgh or for a longer holiday if you want to explore further afield.

The apartment is situated on Jeffrey Street, off the Royal Mile, in the heart of Edinburgh's historic Old Town. The Scots Baronial building, built in 1891, has been deemed of sufficient architectural importance to merit a category B listing. Jeffrey Street and St Mary's Street straddle the Royal Mile, the backbone of medieval Edinburgh, which connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the new Parliament at the other. Edinburgh's main visitor attractions are on your doorstep and the neighbourhood is full of attractive independent shops and restaurants, bars and cafes to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile and you can easily walk to many of the Festival venues. You are also ideally placed to enjoy the Christmas and Hogmanay (New Year) festivities.

The apartment is bathed in light and has views over the city rooftops. The accommodation comprises a living room with dining area, a kitchen, a double bedroom and a bathroom with shower. Unique to this building is the shared roof terrace, accessed from the top of the entrance stairway, and which has spectacular panoramic views over the city, sea and hills. Where better to enjoy a relaxing drink after a hard day's sightseeing?

With windows on two sides, the spacious living room offers attractive views of the Old Town and Calton Hill. There is a coal-effect gas fire and a comfortable dining area for those occasions when you forego the attractions of Edinburgh's exciting restaurant scene. The three-seater sofa converts into a sofa bed and there is a comfortable armchair and window seat. A TV (with DVD and CD player), radio, wee library of books and DVDs and wall-to-wall carpeting complete the home comforts.

The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, fridge, freezer, microwave and cooker. There are drying facilities in case you get caught in the rain!

The double bedroom is fully carpeted and attractively furnished. The comfortable bathroom is partly wood panelled and has a wash-hand basin and bath with shower over.

The apartment has gas central heating. The price of gas and electricity is included. For the comfort of future guests the apartment is non-smoking and pets are not allowed. Spanish, German and Russian spoken.
